These Terms of Service govern your use of the Lease Pro Corp website and participation in our Corporate Housing Stabilization Program. By accessing our website or applying to our program, you agree to be bound by these terms. Please read them carefully.

Acceptance of Terms

By using this website or submitting an application to Lease Pro Corp, you acknowledge that you have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, you may not use our services or website.

Program Eligibility

To be eligible for the Lease Pro Corp Housing Stabilization Program, applicants must meet the following criteria:

  • Be at least 18 years of age
  • Be employed or self-employed with verifiable income
  • Demonstrate ability to afford monthly rent payments
  • Pass program screening and verification requirements
  • Comply with all program policies and payment schedules
  • Obtain approval from participating property management companies

Meeting these criteria does not guarantee program acceptance. All applications are subject to review and approval.

Application and Screening Process

The application process includes the following steps:

  • Submission of completed application with required documentation
  • Payment of non-refundable Program Review Fee ($99)
  • Verification of employment, income, and rental history
  • Background and credit screening
  • Property approval process

You agree to provide accurate, complete, and truthful information in your application. Misrepresentation or omission of material facts may result in immediate disqualification or program termination without refund.

No Guarantee of Housing Approval

IMPORTANT: Lease Pro Corp does not guarantee housing approval or lease placement. Approval is subject to property requirements, landlord discretion, and program qualification. Payment of fees does not guarantee acceptance into the program or housing placement.

Payment Responsibilities

Program participants are responsible for the following payments:

  • Program Review Fee (non-refundable)
  • Housing Stabilization Reserve (conditional refund eligibility)
  • Rent Risk Protection Fund (non-refundable, capped at two months' rent)
  • Bi-weekly rent payments according to the established schedule
  • Administrative support fees
  • Utility management fees (if applicable)

All payments must be made on time according to the agreed schedule. Late payments may result in fees, remediation requirements, or program termination. Payment methods and schedules will be specified in your program agreement.

Corporate Lease Structure

During the stabilization period, Lease Pro Corp holds the primary lease with the property management company. Participants are added as authorized occupants. Participants must comply with all property rules, lease terms, and community policies. Violations may result in program termination and eviction proceedings. The goal is to transition the lease into the participant's name or business entity within 60-90 days, subject to qualification and property approval.

Use of Website Content

All content on this website, including text, graphics, logos, images, and software, is the property of Lease Pro Corp and is protected by copyright and intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content without express written permission. You may view and print content for personal, non-commercial use only.

Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW:

  • Lease Pro Corp is not liable for any indirect, incidental, consequential, or punitive damages arising from program participation or website use
  • We are not responsible for property conditions, landlord actions, or third-party service provider performance
  • Our total liability shall not exceed the amount of fees paid by you to Lease Pro Corp
  • We make no warranties regarding program outcomes, credit improvement, or future lease approval

Dispute Resolution

Any disputes arising from these Terms of Service or program participation shall be resolved as follows:

  • Informal Resolution: Parties agree to first attempt good-faith negotiation
  • Mediation: If negotiation fails, disputes may be submitted to mediation
  • Arbitration: Unresolved disputes shall be settled by binding arbitration in accordance with Texas law

You waive the right to participate in class action lawsuits or class-wide arbitration against Lease Pro Corp.

Termination of Participation

Lease Pro Corp reserves the right to terminate program participation for the following reasons:

  • Non-payment or late payment of required fees
  • Violation of program policies or lease terms
  • Misrepresentation or fraud in application materials
  • Property violations or complaints from property management
  • Failure to comply with remediation requirements

Termination may result in eviction proceedings and forfeiture of non-refundable fees. Participants may also voluntarily withdraw from the program, subject to applicable fees and lease obligations.

Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of Texas, without regard to conflict of law principles. Any legal action or proceeding arising under these terms shall be brought exclusively in the courts located in Texas, and you consent to the jurisdiction of such courts.

Modifications to Terms

Lease Pro Corp reserves the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to the website with an updated "Last Updated" date. Your continued use of our services after such modifications constitutes acceptance of the updated terms. We encourage you to review these terms periodically.

Severability

If any provision of these Terms of Service is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable.

Entire Agreement

These Terms of Service, together with our Privacy Policy and any program-specific agreements, constitute the entire agreement between you and Lease Pro Corp regarding the use of our services and supersede all prior agreements and understandings.
